DBS calls buy on Cambridge Industrial, price target S$0.58/shr

DBS Group Research on Monday issued a buy call on Cambridge Industrial Trust, setting its 12-month price target at S$0.58 per share and buy price at S$0.47.
Cambridge Industrial today announced that it will purchase an industrial building on Toh Guan Road East for a purchase consideration of S$35.5 million.
DBS analysts Derek Tan and Lock Mun Yee said they understand the acquisition will be mainly funded by cash on its balance sheet, which they view as a positive catalyst. 'The Reit faced a couple of delays in completing its acquisitions announced previously, resulting in lower than optimal distributions. This acquisition is estimated to boost distribution per unit by 0.24 Singapore cents when completed in 1Q12, which we have already factored in our numbers.' said the analysts.
They added that Cambridge Industrial is trading at attractive yields of 9.1 to 10.7 per cent.

Cambridge Industrial Trust to acquire warehouse for S$35.5m

Cambridge Industrial Trust on Monday announced that it will purchase an industrial building on Toh Guan Road East for a purchase consideration of S$35.5 million.
The property, a five-storey warehouse building with an ancillary office, has a gross floor area of approximately 17,917 sqm. It is a JTC leasehold estate of 30+30 years tenure commencing from February 16, 1991.
Cambridge Industrial said it believes the property will enhance its overall portfolio and further reduce its reliance of income stream on any single asset and tenant.
The Trust intends to fund the acquisition through a combination of 60 per cent cash and 40 per cent debt, and expects to use part of the proceeds from previous equity fund-raising exercises to fund the purchase.
The acquisition is expected to be completed by the first quarter of 2012.
maintaining good gearing 33%.  AIMREITS also fared quite well in-terms of gearing and DPU 2.500 per unit.
DPU of 1.082 per unit. 4.4% increase in 3rd qte distribution. Fantastic!
Quite a big volume buying up Cambridge at 51 cents today. May be something is brewing???

Ex.CD on Monday . Every Qtr of 1+ cents dividends . Very good fixed income of 8 - 9% pa.
A big push will see it breakout 52 cents ...

Repeated buying of 3 lots interval at 51.5 cents could be the work of BBs. 52 cents is imminent..
Never regret invest in this counter.

Agreed and the XD is on next Monday (25-Jul-11). 
But DPU is  lower than  last year.  Not really go through the report in detail and perhaps lower DPU is due to more units in the market now i.e. after bonus and rights issue.  Right?

DPU of 1.036 cents. Very good dividend.. An increase of 3.5% from 1Qtr..
