oops sorry, was not aware that the RAffles City project was in Jan. Know quite little about it actually.
I think in 2007 institutions were playing up everything. I didn't dare buy stuff then. Waited till it dropped to 1 plus. Very shocked it dropped even more than that. Anyway, earnings coming out soon, I think they can maintain dividends cos rent contracts are long term affairs, that should improve investor confidence and push prices up.
Btw I think capland yields are low cos ppl got confidence in the company, so bid the share price up as they don't need very high risk premiums

At current level yield is about 6% ish..i wonder why all the capland yields are so low.

Your right on the last point. Now is not a good time for refinancing. Esp in these conditions. Its a good thing the aquisition was done early Jan.
In 2007 a lot of institutions played up this stock. I was also caught buying at unconsiderable premiums. MErill said its worth 3.20. DBS also 3.00 so i gladly bought around 2 something haha..
Lol I'm vested too. For the earthquake point, I'm not sure what to say, but I think the properties are so grossly undervalued now that the risk is worth it.
As for the recent acquisition, are you talking about Xizhimen Mall? I think the price is fair. The traffic there is phenomenal, it's at a train interchange, something like our City Hall.
For point 3, people do bank on property, in fact that created a residential housing bubble in Beijing and the government had to stop people buying houses cos locals were unable to afford them. Anyway, we are talking about retail space so the effect of that is limited.
For Raffles City China, I think the market cap of CapitaRChina is too small to afford financing. Look at Capitacomm, they take 1 property on George Street their credit rating downgrade le, do you think CapitaRChina has the ability to take the financing costs of even more projects at the moment? From just a pure CRCT point of view, I don't think the Raffles City project is a loss.
1. earthquake may happen. Unlike Singapore property is safer
2. They paid a high price for recent aquisition..some more tenants are not paying ontime.
3. as u know China interest rate is 10% so people dont bank on property
4. Capland recently launched Raffles City China. If they liked CapitaRChine they would have injected thru it as well..
However i am vested .. paid twice the price of what u pay today. I hope it goes lower like 40 cents.

Battledome, I think that it is of high quality because I have seen the properties it holds and I believe that they are in good locations and are well managed, like most of the REITS related to Capitaland are.
Why do you think it's a junk stock?

TA on this stock is pretty bearish looking.
Acc/Dist and Chaikin are heading south... it is also hugging the lower Bollinger band. All bad signs.
