Ying Li planning to do a soft-launch opening for IFC’s retail podium somewhere in the mid of 2011. The official opening will be conducted later in 2H2011 together with the office building.

Yup...

     the important thing is just the XD date itself...

         It is the transaction contract on that day that matters.

              Other things, like the settlement date, delivery date, buy-in date, etc

                  are all not relevant at all... Smiley

   To my understanding, it is quite simple -

      XD day means just that - XD day.

        On the XD day, stock which you have bought on that day itself is not entitled to the dividends.

            Thus, even if you are the stock's owner who sells on that day, you will be entitled to the dividend.

[ Investopedia explains Ex-Dividend ]

A stock trades ex-dividend on or after the ex-dividend date (ex-date). At this point, the person who owns the security on the ex-dividend date will be awarded the payment, regardless of who currently holds the stock. After the ex-date has been declared, the stock will usually drop in price by the amount of the expected dividend.

Hi Ipunter ya as of current i am still ok with this stock. I think China property is good still but den must be prepared to hold on.I think arh America might have to fight for their super house position soon n China is coming up but den need a few more years lor.Den if property become so high like America....its cheap cheap...but must hold lor..maybe my head turn pure white wahahha. Anyway can help? My fren call me say she had heated discussion with her fren. about ex D n buy in only

She said ex divd meant he must hold e stock till den for dividend. but he say no must hold till buy in date...but huh??? I thought ex D is ex D?so how come two stocks can have ex D n buy in date? does it mean tat for it to be totally settled? t4? can anyone explained? plsss.

Look, recently I went to China 3 tier city for a business trip and happen to ask the colleagues there what do they think of their property sector after the communist regime has fired savos into crippling the sector?

Guess what, they say a lot of speculation is still on going even though the main residents are hardly having enough dime to buy their 1st unit. And they also mentioned that more often than not, government official will be the first one to buy several units at the top units from the developers at favourable rates and then resell to 2nd buyers or in fact speculators at discount rates within weeks of transactions.

If you think China property is still healthy , probably those in the rural area farm house, not the urban 1st tier or even 2nd or 3rd tier.

Probably take another good look if Shanghai property starts to vibrate down 20%.

Otherwise leave them alone for the time being.

Rem property counters are cyclic, so buy at the bottom not the top. And now the price are hardly near any bottom or middle. So be patience.In fact this YL is even more dangerous than Yanlord in terms of fundamental exposure. at least Yanlord is considerred preium housing developer.

is it good time to re-enter it again? seems like only the ifc is completing in the coming near term but dunno got interest in the renting a not? Read the other projects, think not even 10% started so may still need a lot of money to progress.

But again to see if for long term outlook, the sales revenue decrease, but rental revenue increase which will be good for the company i think.

Any Sifus to advise? buy some now or wait?
