Result & Opportunity is good but market is still very soft.... the result should be able to subtain the current price for a little while. Ppl are very cautious on the equity market liao esp S-CHIP la!

Need more time for ppl to forget recent tainted milk & waste mgmt issue loh......:) look at the bright side....we should see some silver lining in months time......

This is a very strong reason to push the price up to above $1, Bond Holders sure will leverage on the BB to push it up. Afterall the P/E is so low compare to similar companies. Their portfolio is strong, I reckond slow accumulation is going on. looking at the chart, this one is easily drive up or down looking at the amount traded daily. So prepare to expect one long solid line most probably up as the pressure is here already.

U r welcome bro. Oh yes, did u guys notice that there seems to be lots of family n blood ties running in the management team? see their announcement to sgx regarding the declaration of those executive members related to the key personnel.. well this is something good in my opinion.. with a family cluster in the management team, at least u can be assured that these ppl surely will look out for one another and most impt their interest as a whole.. hahha..

In my short conversation with Christopher the lead director, he mentioned that in China now, to put up a small block of apartments can take as short as 8months but for commercial properties it takes at least 2-3 years.. also, most of their buildings r cerified to be earth-quake proof..unlike those in Sichuan.. the essence of renting out commercial space lies here.. once the building is completed, they need to secure the lease with those companies. to get them to move in n rent their space.. u need to throw in lots of freebies like cheap rental for the first yr.. waiver of a few months rental etc..

Ah hah! but once they shift in (or rather suckered in hee hee), settled down and office furnishngs done up nicely.. it becomes terribly expensive for them to move out elsewhere.. According to Chris, this is where the main "killings" comes in.. Property developers can then raise the rents by a bit here from the 2nd n 3rd years n these companies really got no choice but L L suck their thumbs. so what to do? either way they r stuck hahha this is where the real fun begins.. MNCs setting up base offices there will realise its cheaper in the long run to stay put.. well, my description makes it sound like they r a evil unscrupulous company.. but then again.. honestly.. this is what developers have to do... if not how to make $$$ n return value to us investors..

So what's in it for us? These forecast earnings that we r talking abt takes time to come in, something to be materially realised over the next 1-2 years.. Furthermore, Chongqing is poised by the chinese govt as one of the key financial hubs upcoming.. Chongqing GDP is on uptrend these few yrs, so its the property prices n its population growth. In the short run, the share price is definitely not reflective of their biz potential in the long term.. Hope my analysis provide some micro view on its biz operations.

Haha..Filip's Blendon says BUY : not bye so what are we waiting for

Ying Li International Real Estate – Company Results

Recommendation: Buy

Previous close: S$0.450

Fair value: S$0.655

• Yingli reported 81.3% decline in net profit to shareholders of RMB 66.9mil in FY2009

•

Revenue grew 52.4% over that of the first 9 months of 2008 due to higher sale of properties and rental income.

•

designated Financial Street in Chongqing Yuzhong. We estimate that Yingli should be investing into development

projects of RNAV accretion of approximately S$0.30 per share given the recent fund raising exercise. The group currently is still in discussion to acquire two potential prime sites located along Wu Yi Road, the new

•

We think that the Chinese Government will continue to announce tightening measures to rein inflation and curb

runaway asset prices. Such initiatives will surely dampen the investment sentiments in the real estate developers.

Maintain our Buy rating.
We cut our target price of Yingli to S$0.655 as we add a 30% discount to NAV to account for the policy risks in China.
Excluding the one-off net of goodwill of RMB 360.7mil in 2008, performance would have improved 367.2%.

Hello bros and sis here..!

this is ah_seng1001 giving u a brief report on the EGM this morning..

Well attendance was not bad abt 20plus investors at my last count? (hmm.. a little pathetic lol).. hahah.. maybe most ppl were away at work so could make it lah.. the EGM started a little late at 915pm.. apparent delay was caused by CEO Mr Fang Ming being late.. EGM was chaired by Mr Christopher Chong (co lead independent director).. it was a pretty short affair, over in abt 8 mins to be precise?? hahah

No objections were raised, no questions asked.. only 4 hands that raised in favor of.. notice that many of the small investors (including myself) sat quietly at the back while the big figures sat at the front.. suspect a few major shareholders were at the front seats.. everyone then proceed outside meeting room for our free food n drinks.. apparently tt seems like wat many of the uncles n aunties were here for.. ho ho..

On the Menu: Assorted pastries, salmon sandwich, ham sandwich.. coffee & tea. Not a bad selection, very nice in fact n thoughtful.

Mr Chris Chong was the main person who did most of the mingling around with the investors.. he took the time to went around and shook hands with everyone during the coffee session... of course he was bombarded with the usual questions like when r u giving out dividends, blah blah.. to which he jokingly replied.." u gotta ask Fang Zhong.." naturally they going to need lots of $$ for their projects, so giving out divds is very unlikely for these few years.. On the Convertible bonds issues, he mentioned that this CB was different from that of the other S-chips companies.. its a rather mid to low risk one.. "unless something really bizzare happens, repayment of the CB is definitely not a problem". Overall he painted  a very impressive and strong image of the company operations.. saying they have plans to roll out abt 16 more buildings the size of Republic plaza !!

Well, maybe this is wat they say all the time to the shareholders lah to please them hahah.. the rest of the management, CEO, Xie Xin, Xu Li, etc.. appeared a little snob to me.. they seem to be in their own world discussing stuff amongst themselves.. maybe they should have gone around to say a little hello to those who were present.. CEO Fang Ming gives me the impression of a astute n shrewd biz man though..

Okie, my own take on this is that Chongqing is a rather different area if u compare with Shanghai or beijing.. At this kind of trading price for a Chinese property developer, its a pretty good deal.. I've vested already n maybe intend to vest a little more.. Rock on guys..

Cheers & Regards.

Guess what, Filip's morning note you cant see Ying Li anymore, wonder why they ask people to buy (TP 1.50?) and then it falls to the floor and then the recommendation disappears. Really trustworthy....Listen more to these recommendation and you can kiss your money goodbye.
