Don't whack all 60k in 1 buy. Split into 3 or 4 buys.

By when roughly, u guys think china's property cooling measures will have ceased?

My broker say his guess is by April this year.......what do u guys think?

Me currently vested 6 lots yanlord at average 1.65 and some other stocks.

I still have about 85K idle cash but I'm willing to use about only another $60K to buy stocks., I just prefer to put e remaining $25K in FD and banks in case of I need urgent money. But currently I have no family financial burden.

I'm actually very tempted to plough in all my this $60K to buy yanlord on Mon if it were to drop further, what do u guys think?

I think there will continue to be cooling measures until the mass market housing has gone down to affordable prices. Yanlord is in the luxury residential tier and caters to the ultra rich group. This group has crazy lot of $$ and they can more than afford it even with all the cooling measures. I think Yanlord will be among the least affected compared to other property developers. From what I can see among other quality stocks, Yanlord is probably the most worthwhile stock to buy at rock bottom price..

Let's put things into perspective...

Back in 2007, Yanlord actually was a $4 stock when its NAV was only $0.84 per share on earnings of $0.12 per share. People were willing to buy at this price, which is almost 5x NAV and 35x PE because of the strong management and growth prospects of the property market.

During the crisis. It did fell to an all time low of $0.55 which is, on hind side now, unreasonably low considering that the NAV had GONE UP to $1.02 with earnings remain roughly unchanged.

Within a matter of months, the stock price then rebounded more than 5x to $2.89 in Aug 2009 because ppl have regained confidence in the business prospects. It's NAV is $1.22 and its earnings has increased to $0.16 per share. What has this shown? It is a strong company that has withstood the crisis and as in fact been STEADILY INCREASING its profits and assets.

Then came the cooling measures, one after another. If you look at 9M10 financial statement, the profit margin of the company had not been affected much, and its NAV has grown further to $1.24. BUT THE PRICE HAD FALLEN BY ALMOST HALF TO $1.55!! It no longer makes any more sense because logically, this should mean that investors view future profits halving as well.

The management was just as competent as before.

For a healthy company with an excellent branding and with steadily increasing profits, I don't see why the price should drop by almost half just because of some cooling measures. AND THE PAST FEW MEASURES DIDN'T EVEN IMPACT THE COMPANY'S BOTTOMLINE MUCH!!!

If you put all these into perspective, you will see all this sell down reaction lately as pure madness and irrational. And you will know that if you buy now, it is going to be a good bargain.

Like what famous Warren Buffett always say, be greedy when others are fearful... and especially so when the fear is totally illogical.

actually , anyone knows wats the real reasons for yanlord to surge so high to 2.80ish in late july/early aug 2009?

becos remembered in july/aug 2009 many blue chips/pennies/s-chips/STI were all still at quite low levels at that time.(altho aug 2009 of course still higher than that march 2009 lows but also many stocks still at much lower levels and still a  bit bearish at that time) So why yanlord tat time 3rd qtr 2009 can surge till 2.80?

no idea bro.. maybe $3? it was $2.80 in mid '09 before all this cooling measure nonsense started. really depends how quickly ppl see the value in this stock and are convinced that the cooling measures don't have much impact on the profits. And all will start buying again and we the "pioneers" will be laughing our way to the bank.

Think you guys are more lucky than me. My average now is $1.68, so at 27 lots I'm bleeding $3k+... but I see that as bad luck and timing than anything else. Basically I've been following on this stock for a while and done my due diligence. I think this is a fantastic stock and I'm going in more if it dips lower. I'm really going in for the long term so I'm not that afraid of any temporary setbacks... There again that's just my thoughts, you guys DYODD. But if got any other bad news that you heard besides the latest cooling measures, I'll be all ears to hear them. Thanks... Wissh you guys all the best... Don't worry, be happy
