Based on the announcement, the management of Saizen may significantly reduce the dividends distribution or even suspend payout of dividends until their refinancing for the whole year of 2009 is settled. Furthermore, rights issues that are going to be issued will dilute the returns for shareholders. One really need to think carefully before buying Saizen's stocks especially if going long-term. If the long-term prospects of this Japan REIT is good, this temporary crisis may provide lower prices to accumulate it's common stocks and also buy it's right issues to increase one's position in Saizen. It all depends on the future of Saizen.

shareholders will be the last to be compensated.
Money from sales of assets will go to all creditors first.
Usually shareholders get to eat grass only...
Just curious if a company goes bankrupt will the shareholders get anything back after sell the assets ??
Low in trading price doesn't mean it's cheap.... i read that some Jps reits may go "deep under" or face bankrupt due to credit squeeze. Stay caution!

Farmer, you're right! One reason why I shorted it on the first day of ipo.
"Saizen", in nihonji, means "very kind" but this counter has been not so kind to invested so far leh.
I read that a lot of the Japanese Reits are currently under water, i.e. trading below its NAV and IPO price especially those smaller ones with capitalisation of 800m or less. It's undergoing consolidation and M&A right now. As such, I think this counter will take times before it will move.
This REIT is based in Japan and I think this is the first Japan REIT in Singapore. I guess, it needs more time to gain public confidence.
Having said that, the time may not be at our side...

well i know first hand that japan properties are on the up and up..alot of investments coming in and re:saizen you are getting at a discount...leaving property appreciation & currency appreciation aside, just based on current yield it is attractive..
... stabilization period not over yet ... monitor another few more months to see if this fella can or not lah... big boy jp morgan buying also but not necessarily mean we must buy. bb buy using others money while we use our own. so have to be more careful.
