This will increase birth rate, also, make HDB more affordable where familiy could buy at 30% off and then later on, sell to those RICH  PRs at reasonable rate............this will in turn, cut down COV price.

P/s - I know some PRs or those already become sigapore citizen, STILL DONT WANT TO GIVE BIRTH .

If government could set up new rules (ONly for Singaporeans)-

If each familily give birth to 3 kids, Government will subsidise HDB sale price 30% off the market rate......hahaha!  , this will surely work....

Unite and pay zero COV? u really have to 'tankuku' ..ppl here is very kiasu, I went to see hdb in bishan, more than 10 couples accompanied with their own agents, once a couple offer a price, the rest will fight to offer even higher price to get the hdb, thats when the COV comes into picture..what u want the govt to do? fix the resale flat price at valuation and balloting ?

Let noT blame anyone else for the price increase, causing more sorrow only la.

We should be unite and pay zero COV from now to stop those blood sucker and agent from pushing the price higher.

At lease the HDB price must stabalise after the HDB recent announce of the new measure.

Let prey hard for our future and out newt generation future.

Good luck to all.

Met a German (presume PR here) was relaxing with his sporean Chinese wife by the pool. He had gone back before to Germany and was disillusion with his home country as the free medical benefit was abuse with unnecessary medical testings and the youth does not want to work but cause troubles by smashing shops and public properties. So he bought a condo here and waiting to buy a 2nd one for renting out.

Salute has already pointed out - one year occupation if pay in full for resale.  But now rule changed to minimum 3 years since last month.  Well the Bishan flat is sold for 900k - bought by Singaporean with cov (today's papers)

You are right about the headline grapping record sale to PR in the 2 cases.  However according to Mr MBT, they form a very small % of the resale transactions.  It is overwhelmingly Singaporeans who paid COV in the resale transactions.  As for artificially pressing down the HDB prices, read Nickyng's post.  I don't think the government will do it.  I also agree with him on the 2 reasons for the low birth rate in Singapore.

the points after the word "really" is a stretch to defy the discussions that foreigners jerked up the price of HDB. All the while, it's known that making money from the 1st subsidied flat is kind of given bonus to singaporeans. But it's those ignorance(idiots) foreigners who compared the price of it with the pte apts/condos and just paid. For Singaporeans, we would not pay that price. didn't it say that the su cheng unit and Bishan unit were bought by HK and Taiwanese PR.

You are in stock mkt, everyone would like to sell high, it's that if there were no queue of buyer, the price would drop.

It's partly the govt's fault in changing the rule of HDB for qualifying for leasing after 1 year of occupancy(thought must be fully paid)  which make HDB flat not much different from pte apt. So what's next, do you think singaporean will challenge the foreigner counter part to pay >$1mil for that bishan unit if there is a call price of such the coming up unit....if it's so, I would call that Singapore Stupid or a black horse.

Livermore, you have hit the nail on the head.  With a birth rate of 1.23 (2.1 is the replacement level), it is NOT reversible.  NO country with that sort of birth rate has ever been successful in reversing the birth rate.  If Singapore does not import workers to replace those who pass on and retire from work due to old age, in 30 years, the scenerio here will change drastically especially with an ageing population problem.  There will not be enough service personnel at all levels - be it services at ports, airports or land including health care (health care workers are in demand throughout the world).  Foreign firms would not want to invest here due to shortage of workers or qualified personnel.  In fact, there will be a migration of foreign firms and foreigners from Singapore.  We won't have to blame PRs for high property prices because property will tank as will the share market as will the rental market.  Government coffers will fall drastically.  Many local and foreign firms will migrate to other countries to survive.  Jobs will be less and Singaporeans may have to take up PR in other flourishing countries.  Wonder if Singaporeans will complain when  working in say China or Taiwan and are required to do NS there with the same priveleges as we give their citizen PRs here.  In all the letters in the Straits Times we read PRs get the SAME priveleges enjoyed by citizens or citizens lose out in job applications or for university admission or award of scholarships - really, do PRs get the SAME priveleges?  If indeed, a PR gets a job, a varsity course or scholarship over a citizen with the same qualifications, then write to the firm, varsity or civil service head with supporting evidence and cc a copy to the Straits Times and your MP.  All Singaporeans will rightly be outraged.  We read also PR is the cause of high property prices.  Really?  Look at it another way.  Singaporeans who got 'subsidised' housing sold to PRs at record prices and PRs get the blame for causing property prices to soar while the Singaporeans who make enormous profit was never blamed for fleecing the PRs and causing the property price to soar.  Remember they have the option to sell only to Singaporeans and decline the PR offers.  We also read in this forum that 8k or 10k is not enough nowadays.  How many of the PRs who stay in HDB earn that sort of money?  We should learn from them that inspite of all the handicaps and extra expenses, they save enough to pay for a resale flat.  My point is don't play the blame game especially when unsupported by facts or it may come back to haunt you in the future

Sometimes i think no point being a sporean, though here is my home.
How my next gen survive? Things are getting exp.

Anyway, we still eligible using our children's name. Don't forget they can go to get PR!
I think our gov will have a lot of headache next time. Our next gen is very mobile.

She can enjoy FREE ENGLISH education in the university.

All medical consultations are FREE, only pay for the medicines.

My uncle who is retired in Australia, also enjoyed all the FREE education just tO his TiME.

nOw, i regret that i did not bother to take up the PR before.

I heard that PR in Australia got almost the same benefit as the citizen. A cousin (sporean) of my friend went to set up a chip & fish restaurant for a few yrs, got PR, close down the restaurant and got all the benefit such as unemployment and medical as long as he does not own more than 1 property. Now he goes fishing by the lake everyday. Any input !

I come across some young married couples, buy condo and rent out, and still staying with parents.   They use rental profits, support parents or parents help them look after kids or babies. They wont buy HDB for they cant rent out HDB flats.

Its a win-win situation giving current economic condition.

p/s- provided rental yield is high, if not, it is 'doomed' case.

whao, didn't have time to check this site for only 1 day. Just realized how much I miss all the anger we the citizens of Singapore have(the middle class, I suppose). hei, I like the hokkien vulgar word you used here, hardly heard nowadays. and as for Phao" Cheaployees ( a new slogan for this modern city). Do you know that everynight govt allows some homeless Chinachinese sleep in the underground crossway between the Esplanade park to Esplande opera house. I don't understand why for so long a time there wasn't police to arrest them. guess they have already make it their home--why not bigger than 6 room flat and all chicly marbled, no rental, no hassel(cum there is no police hasseling them).........such is a "good" way to look upon switzerland for an example(ever mentioned by our heads).

Singapore is like montecarlo, attracting all the rich to jerk up the property price to an extend that we can't recognise anymore.

Well, will spend the good friday to good through all the posts and have some laugh. haleluya!!! happy holiday!!!

knightrider      ( Date: 31-Mar-2010 17:08) Posted:

So you heard Vivian Balarishna say : "The gov will take care of you, everyone of Spore citizen will have something over their head, and if you are poor, they will even deliver foods right to your door steps ! " I listen, I don't know want to laugh or what, something to cover over your head- he refers to HDB (rented flats, 1 room and 1 toilet), foods deliver to your door steps - he refers to can food and maggie mee.

So you see, so good our Gov take good care of the poor ! But kan lin nia, how about those sandwich in the middle, Not the rich and not the poor. Until today, they still did not get the message, the middle class is the one neither here nor there !!! It is the middle class that are so inbalance, neither end can reach. For those poor, they are so poor already accepted their faith, and not mentioned the rich and famous one. Na bai.

wake up lah! if property prices is high...it has to be balanced with appropriate supply becos demand is in short! u crush property price u will see citizen with vested property asset making noises as well! if economy is good in a country..naturally property price will appreciate to reflect that economical success...how THEN can a govt crush it ??! ridiculous...also current situation is of low birth rate from wat is see can be due to:

1) work and work..OT after OT....no family time... how to hv intimate time to relax and procreate? ..hee..of cos..in Jack Neo's extra-marital affair ..as u can see he has lots of $$ and time to "procreate illegally" if he want..different mah...hee..ok jokes aside...

2) many couples even if they are married DO NOT WANT to hv KIDS! i hv several couple frens in this TYPE of SCENARIO!! :P

DanielXX      ( Date: 03-Apr-2010 17:17) Posted:

The main cause of abnormally low birth rate is high living costs of which the key one is high property prices and subsequently mortgage costs. That is why the garment must crush ppty prices, and overdo it otherwise people will not be daunted. In other words, they must have the courage of Paul Volcker.

Paul Volcker was a 7-foot giant literally. Will a 5-foot minister also be able to exercise the same political courage as him? Go for it, Tiger!
