Mencast HY2012 profit up 27.7%

Mencast Holdings Ltd on Monday reported a 27.7 per cent increase in year on year earnings to $6.91 million for the fiscal half year ended June 30, 2012.

Turnover rose 41.9 per cent year on year to $34.64 million, on contribution of approximately S$11.0 million in aggregate from the newly acquired subsidiaries, Top Great Engineering & Marine, Unidive Marine Services Pte Ltd and Team for six months in HY2012 compared to one month and two months revenue contribution for Unidive and TGEM respectively in HY2011.

However, the increase was offset by the decrease in revenue of approximately S$0.8 million from the marine services segment due to the slow down in activities in the ship building and ship repairing industry.

Earnings per share for the half year ended June 30, 2012 was 3.49 cents, up from 3.17 cents a year ago.

very steady dividends @ 20c..

A turn for the better

2Q12 saw positives for SingLand’s office segment, which makes up 64% of GAV. Rental income took a turn for the better while capital values for office assets bottomed out after slipping 2-4% in FY11. Armed with a strong balance sheet, management replenished its landbank.

2Q/1H12 core earnings met our expectations and consensus at 24%/52% of FY12. Factoring in the Farrer Drive land acquisition and higher ASPs for residential projects, we raise EPS. Our target price (still at 45% discount to RNAV) inches up. We anticipate more positives for the office sector. Maintain Outperform.

Office segment bottoms

Rental income from investment properties took a turn for the better, inching up 2% yoy after steady yoy declines since 1Q10. 1H12 office capital values likewise hit a bottom, coming in flat after 2-4% declines in FY11, with the exception of Marina Bayfront (+5%) which is being repositioned as retail space. We reiterate firm occupancies of > 96% for office assets and stable signing rents, and expect positive rental reversions to follow soon.

Deploying capital

In 1H12, management actively replenished its landbank with the Jervois Road site in Feb and the Farrer Drive sites in Jun. These will be developed bite-sized projects of 100-140 units each, which should sell out easily, driving earnings for the property trading segment in the next 3-4 years. SingLand is steadily unlocking profits from older projects, with Archipelago now 76% sold and The Trizon 88% sold and achieving higher ASPs of S$1.7k-1.8kpsf on completion in May 2012.

Cheap valuations close to net cash position

The stock now trades at 0.5x P/BV vs. a long-term average of 0.8x. We remain positive as the data points in this quarter point to a turning point for the office segment. We expect it to be in a net cash position in 2013/14 given the rentals and cash collections from residential projects that are streaming in.

There is no doubt that Sembmarine’s

and Keppel’s order wins will hit a

record this year. We expect Keppel to

clinch S$10.2bn and Sembmarine

S$11.2bn. Maintain Overweight, with

stronger-than-expected contract

awards being the key catalyst. SCI is

still our top pick for its valuation and

resilient utilities business.

What Happened

Petrobras announced that it has

come to agreement with Sete Brasil,

Queiroz Galvao, Petroserv, Odfjell

and Seadrill on 15-year chartering of

12 floating platforms to be built in

Brazil with national content of

55-65%. These 12 rigs are part of the

21 units negotiated with Sete Brasil.

Petrobras also confirmed that six

semi-subs will be built by Keppel’s

BrasFELS in Angra dos Reis and six

drillships will be built by

Sembmarine’s Jurong Aracruz.

Delivery will start in 2016. Petrobras

has evaluated the shipyards’ capacity

including deadlines, local content

ratios, suppliers of equipment

packages, environment licensing and

financials.

What We Think

We expect Brazilian orders to

dominate sector newsflow in the

coming weeks. The remaining five

semi-subs/drillships each by Keppel

and Sembmarine could be

announced in a staggered fashion,

split by rig operators.

Out of the six semi-subs by Keppel,

three will be operated by Queiroz

Galvao, two by Petroserv and one by

Odebrecht. Three of Sembmarine’s

drillships will be operated by Odfell

and three by Seadrill. Petrobras

could also award two FPSO topsides

each to Keppel and Sembmarine,

potentially above US$750m (see our

20 Jul report).

Although operating margins for

Petrobras contracts are high

single-digit, we see upside from

efficiency as repeated units will be

delivered by 2017. LT margins

guided by Keppel are 10-12%. SMM

is more bullish, guiding 14-15%.

What You Should Do

Stay invested. We believe that

sizeable contracts can boost share

prices.

an indicative PE to better reflect ausgrp's price with its peers  would be ~10x...

if 36.5c equates to 6.6x PE... a 10x PE would be 55c

watch out for likely  petrobras contract wins

Expect good news from

Petrobras

Management is confident of the final

award for the remaining five

drillships (about US$4bn) from Sete

Brasil in 2H12, together with two

FPSO topsides (more than US$750m)

from Petrobras. YTD, Sembmarine

has secured about S$3bn worth of

orders along with S$5.7bn backlog.

We keep our order forecast of

S$11.2bn for 2012 (Petrobras:

S$7.2bn, non-Petrobras: S$4bn).

DYODD gd luck!
